A good project is not automatically a good buy.

A defensible purchase needs sustainable demand, an acceptable entry premium, a practical layout and a clearly identifiable future buyer. Attractive facilities and a prestigious address cannot repair an entry price or layout that the resale market may reject.

Prefer genuine walking convenience, with comparable projects within roughly 200–300m.

Schools

Look for family demand from popular primary schools or established international schools.

Layout

Count usable rooms, not just square feet. Minimise corridors and oversized outdoor space.

Rent

Identify the real tenant pool, employment nodes and competing rental supply.

Change

Separate confirmed transformation from marketing promises and future competition.

Prefer projects 5–10 years older, similar tenure, buyer profile and MRT accessibility.
Compare functional space.
Adjust older units for bay windows, long corridors, oversized balconies and other inefficient areas.
Add realistic move-in costs.
Working assumption: $20k for basic new-launch works; $100k–$150k for an older resale renovation.
Test the premium.
A result within 10%–15% passes the first screen—not a guarantee of profit.

A beautiful waterfront address that demonstrates why good location and rental income do not automatically produce capital appreciation.

What weakened the exit

The 872 sq ft two-bedroom had a large balcony, open kitchen and small common room. Its approximately $706 monthly maintenance fee and high initial quantum narrowed the resale audience. It was sold in June 2024 after about 11 years, despite a sea-canal view and reported rents of $6,000–$6,500.
